PRIMARY FRAMING:

(Mainframes) SOLID I-BEAM CONSTRUCTION (For optimum strength) Material used is minimum 50,000 p.s.i. yield strength. (Some manufacturers use 35,000 p.s.i. yield strength material, which is not as strong). Frames are single bead, continuous submerged arc welded by automatic welding machines to help ensure quality. A factory applied rust inhibiting primer is used to help protect the mainframes and secondary material during the erection process.

ENDWALL FRAMES AND COLUMNS are either cold formed, hot-rolled or built-up “I” sections depending on design requirements.

SECONDARY FRAMING:

GIRTS (in sidewall) and PURLINS (in roof) are 8” or 12” to meet design requirements. Cold rolled Z section, 12 to 16 ga ASTM A-570, 57,000 p.s.i. yield material is used to provide maximum strength. Bypass girt system overlaps at sidewall columns forming a continuous “beam” for extra strength. All girt clips are factory welded for easier erection.

PURLINS are top-mounted on the rafter with a varied lap of 1’ to 5’ for strength and cost savings in erection labor. Maximum purlin spacing is 5’ on center.

EAVE STRUT is a cold-formed C-section that is rolled for the appropriate roof pitch to help ensure weather tightness at the eave.

RAKE ANGLE is a 2×4 angle supplied for the attachment of the sheeting at the rake of the building for ease of installation.

BASE ANGLE is a 2×4 angle supplied for the attachment of the base of the sheeting to the concrete. The base angle is to be attached to the concrete with ram-sets or equivalent anchors.

BRACING All diagonal stainless steel cable bracing is supplied for roof and walls to remove longitudinal load from the structure. Stainless steel cable is used rather than solid rod to prevent the bracing from “sagging” under its own weight and it is easier to install. All cables are pre-made for easier erection.

Angle Flange Bracing is provided for the connection of the rigid frame to the purlins and girts. This ensures the allowable compressions are adequate for any combination of loading.

FRAMED OPENINGS have cold-formed C-section jambs and headers to help insure easy installation of overhead doors, etc.

SHEETING:

26 gage 80,000 P.S.I. yield strength material standard. Some manufacturers use a lower yield strength  material, which is less resistant to damage from hail or other impacts.

ALL COIL STEEL has a minimum of G-90 class Galvalume substrate (1.25oz hot dipped) to help  prevent deterioration of the steel sheeting.

DEEPER HIGH-RIB with more frequent corrugations provides extra strength.

OPTIONAL ARCHITECTURAL PANEL configuration is available for walls, mansard systems, soffit  material, etc., to add an aesthetic appeal to your building.

FASTENERS:

STRUCTURAL BOLTSmeet requirements ASTM Standards.

A-325 for primary frame connections   A-307 for secondary framing

SELF-DRILLING AND SELF-TAPPING FASTENERS are pre-assembled with neoprene washers  and metal caps to help ensure weather tightness.

CLOSURES:

CLOSED CELL NEOPRENE STRIPS are used to help seal building. Located at eave, gable, and  optional at the base of building to help provide weather tightness. Pre-formed shapes to match panel  configuration providing a tighter seal.

1-1/2” SHEETING NOTCH (option) at base of concrete where panel site is designed into every building.  Sheeting notch provides an air infiltration stop on blanket insulated building.

SEALANTS:

SEALANT for roof sidelaps, endlaps and flashing at gable is provided to help ensure weather tightness.  Nominal 3/8” x 1/8” thick pressure sensitive tape sealant for ease of installation.

RIDGE CAP: LONG OVERLAP to help prevent water from siphoning into building

TRIM & FLASHING:

All buildings are fully trimmed at rake (gable), corners, and eaves with standard trim material for a more finished look. This not only improves look of building, it is an additional deterrent to moisture, insects, and dirt from getting into the building.

PLANS & DRAWINGS:

ANCHOR BOLT setting plan, building reactions for foundation design, Erection Manual, and Engineer Letter of Certification is provided shortly after receipt of deposit for building.

ERECTION DRAWINGS provide step by step instructions for ease of assembly by dealer or customer.

ENGINEER CERTIFIED APPROVAL DRAWINGS including wall and roof framing diagrams, cross sections, sheeting, and flashing details are provided. These drawings clearly show the proper erection and assembly of all building components.

ALL PARTS ARE NUMBERED A part number is placed on each component (not including sheeting, screws, etc.). These part numbers coincide with a detailed listing contained in the bill of materials that come with your building. They same numbers are also used on the drawings for clarity and to help with assembly on the jobsite.

Surplus Steel Buildings

Surplus steel buildings do not really exist. Surplus sales are typically a high-pressure sales tactic used to get a buyer to make a quick decision without gathering competitive pricing from a variety of sources. Metal building buyers do not order steel buildings on a ‘whim’ nor do they typically put down a deposit on a building by mistake. Buyers looking for a steel building generally know what options and features the steel building needs to have in order to fit their needs. With that being said, manufacturers do not manufacture complete steel buildings on speculation; so they are typically not sitting around in some warehouse yard waiting for you to order the ‘last one’ available.

Be careful if your salesperson mentions a surplus steel building that is currently available at a reduced cost. More importantly, if the building does exist, it may not be appropriately rated for your geographic climate region. Steel buildings are rated for weather loads that they can withstand including snow and wind. These loads for snow and wind can vary dramatically between regions even within the continental United States. A steel building roof (snow) load in Colorado is probably not the same for a Texas steel building. Local building codes also provide for circumstances that may require specialized design and construction features that are not available in a potential surplus steel building.

Surplus Steel Buildings equal Used Steel Buildings

The cold reality is that surplus steel buildings might very well be used steel buildings. In that case, you are now buying a building that has been assembled, disassembled, and soon to be assembled at your location. The purchase of an existing building can certainly provide you with a considerable discount, but it may be frought with issues including leaks that may occur due to the numerous screw holes that have been tapped/used twice. This existing building may not have the size and number of doors you  would like or be the color that you would like on your property.

When looking for a steel building and comparing prices be sure that the bids you receive account for taxes and freight. These can be a big surprise when dealing with an unscrupulous steel buildings salesperson. Be sure that any estimate you receive includes applicable taxes and freight costs. Depending upon the complexity of the steel building you are looking for you may require unloading and construction services to be a part of your purchase.

When shopping for a steel building make sure that your needs and requirements are clear before you do any comparison shopping. One of the biggest advantages to using insulation in a steel building is that steel panels will conduct hot and cold and by insulating a steel building it will allow you to keep it much cooler in the hot months and much warmer in the cold months.

Another advantage would be avoiding condensation and dripping due to humidity in the air and humidity coming from the concrete not being 100% cured. In both of these cases moisture will build up on the steel panels and cause them to drip. The insulation does not allow the moisture to get to the steel panels on the inside so they will not drip and this is called a “vapor barrier”. The other way a building can get condensation is from the exterior panels frosting up in cold weather areas and then the frost transfers through to the red iron on the inside and during the day when the inside of the building gets warmer, the frost will start to thaw and again cause dripping. When you put metal building insulation over the red iron before the steel sheeting goes down, the insulation will act as a “thermal break” between the outside sheeting and the internal framing so the frost cannot transfer from the outside of the building to the inside and eliminates that type of condensation as well.

 

The only real disadvantage to steel building insulation is it can trap mold which is an issue in any building in the world. If the building is assembled correctly and maintained properly this should not be an issue. Another issue can be birds getting on the inside of the building and trying to nest and therefore they can sometimes start tearing out the insulation. Again if you maintain the building correctly and chase out any birds it usually isn’t an issue.

 

 

The most common type of steel building insulation a fiberglass insulation with a white or black vinyl facing laminated to one side to keep the moisture out. The white or black facing is to the inside of the building. The white facing on the insulation is the most common and because the white facing is to the interior of the building it will reflect light and make the inside of the building much brighter.

There are several types of insulation, for example: fiberglass, rigid or hard board, sprayed on insulation and there are also pre-insulated panels that have insulation sandwiched between 2 steel panels. These can all be used in a metal building and the different types can be used for different applications and building uses. The advantages far outweigh the disadvantages when it come to adding insulation products to your steel buildings.

4 Myths to Steel Building Specials

There are tons of claims in the metal building industry of sales, free freight, overrun or unclaimed steel buildings that typically are not true. This doesn’t mean you will necessarily receive a bad steel building but these are usually just deceptive sales practices that are unnecessary unless a company needs a gimmick to move their product. Something all customers would want to be aware of is, if a company or sales person has to lie about how they move their metal building then what other lies are you about to encounter.

Free Freight is a way to mislead a customer into believing that if they order within a specific time frame (typically a day or two) the steel buildings manufacturer will deliver it to you for free. This is a type of pressure to get you to make a quick decision and take advantage of the free freight so the customer won’t shop pricing. What tends to happen 99 out of a 100 times is you can get the same deal from other suppliers for the same or less money and the freight is not free. Be aware that all they do is add the freight up front in the building cost and call it free. The selling price has the freight built in but the line item on the contract for freight will say free or 0.00. Again free freight is a myth.

10-50% off sale is nothing but a gimmick just like they do at a jewelry store in the mall. All any company is doing is showing a high resale price like a car dealership or jewelry store will do and they then say get 20% off that price, when once again if a customer checks prices he will typically see that a normal selling price from several other companies is the same or a lot of times less than the so called ‘sale price’. Once again this doesn’t mean you are getting a bad steel building but it is again a deceptive sales practice which should make you wonder.

Overrun or unclaimed buildings are one of the biggest deceptive sales practices in the steel building industry and 99% of the time it is not true. You will have a sales person tell you that he happens to have a building close to the size you need, it just so happens that it meets your local building codes (which is ridiculous because there are thousand of different codes and weather loads across the country) as well and several times you can still pick a color. The gimmick behind this is they want you to believe the building was for example 20,000.00, and they are letting it go for 15,000.00 because the customer put down a partial deposit and had to walk away from it for some reason. Again this is to make you move quick without doing much shopping because they lead you to believe it is such a great deal that the building will be gone in the next 24 to 48 hrs. Don’t buy into it and shop a little and you will discover you can buy the building for the same or better cost without the pressure.

Prices are going up is another common approach but it may not always be a gimmick. Steel is a commodity and there are times it can go up in price as much as a couple of times each month. This is a tough one to decipher because sometimes it is for real and other times it is not. You can always check the internet to see what steel prices are doing yourself.

Bottom line is if a company can’t give you a price on a steel building and tell you how long the price is good for then chances are you are being pressured to make a decision that may not be wise.

They’re not just tin boxes anymore

Metal buildings excel in construction ease and speed, structure life span, lower maintenance costs and energy savings. The designs of pre-engineered metal buildings, now called metal building systems, have come a long way. Metal building solutions have actually been around as early as World War II, and have continuously grown in popularity since then. Metal building solutions were first used in the war as storage shacks and temporary shelters. After World War II, people continued to find use for metal structures and metal building solutions expanded to cover many applications other than storage. Today’s applications incorporate custom features, efficient insulation, contemporary aesthetics and flexible solutions for a wide array of uses and applications.

“A pre-engineered metal building solution is an intelligent way to apply standardized components, selected for their fitness to customer requirements (load, climate, aesthetics, etc.), and their ability to ‘fit up’ on the job site,” says Pat Bruzzese, vice president of metal buildings division, Armour Steel Supply, Hamilton, Ontario, Canada. “It represents a verified analysis that the candidate design using those components will satisfy applicable building codes and an economical way to deliver a flexible, but highly functional, building envelope. Its short build cycle minimizes financial exposure and seasonal disruptions like winter.”

The metal building industry sells more than 40,000 buildings annually with 50 percent of the dollar value over 20,000 square feet. Metal building solutions are preferred for warehouse/distribution, office spaces, warehouses, industrial, agricultural, indoor sports and “big box” retail. Their cost and flexibility advantages make them increasingly popular for strip malls, auto dealerships, and community buildings like churches, fitness centers, fire stations and theaters. These structures’ attractive designs and architectural options leave admirers surprised to learn that they are, in fact, metal buildings.

Today, metal building solutions are utilized by organizations looking for practical answers to their increasing needs; the most common need: space. Non-loadbearing walls permit wide clear span interiors, unobstructed by interior columns.

“Metal buildings’ ‘sweet spot’ is large open space and low-rise construction (one or two stories), preferably one story,” says Wes Brooker, marketing and development manager, American Buildings Co., Eufaula, Ala. “Metal buildings need a certain amount of open space. Metal buildings aren’t good for high-rise construction because of the way the systems are engineered; they’ve always been an excellent low-rise building solution. There are restrictions for metal buildings once you get above a certain height level.”

As an investment, pre-engineered metal buildings are hard to beat. Today’s designs and the ability to customize them give owners the look they want with the functionality they need. Metal buildings are adaptable to varying climates and energy-efficiency requirements. They are durable; steel resists corrosion and decay better than any other material. Steel frames do not warp or settle like wood frames. Construction costs are minimized compared to building with traditional materials such as timber, brick and concrete. “You can build right through all but the most severe winter weather, whereas concrete pours can be delayed for weeks by bad winter weather,” Bruzzese says.

A cohesive system

With metal building systems you are literally buying a system, Brooker says. The primary framing, the secondary framing, and the wall and roof panels are engineered to work together. “Basically one third by weight of the building is the primary framing which are the ‘major frames’ of the building,” he says. “One hundred percent of it is made from recycled steel which makes the building very sustainable. It’s a great selling feature and it’s good for the ecology.

“The second third by weight is what we call secondary framing. These frames go in between the main framing and hold onto wall panels and roof panels. They provide lateral support for the building staff so it doesn’t come down in adverse conditions. The steel used for this is black steel. The third type of steel by weight is the wall and roof panels. These are either galvanized or galvalumed for corrosion resistance. They can be painted with silicone modified polyester and Kynar fluoropolymer resins. These panels provide weatherability to the building.”

Ease of installation

Metal buildings provide shorter build-out times than other construction systems. Metal buildings have fewer components allowing quicker fabrication and shorter erection time. Their components are fabricated off-site and can be erected in any season with fewer building trades involved, helping to reduce construction costs. Metal buildings’ structural elements are cut with state-of-the-art equipment so every piece precisely fits with adjoining members. This reduces downtime and product waste.

“If you compare it to conventional construction, all metal building systems bolt together,” Brooker says. “There is no welding. For a large building, it may take eight to 10 weeks to design and engineer a metal building before we send it for installation. It only takes two to three weeks to actually physically produce a big building of 250,000 square feet. This is usually much faster to install than conventional construction. All of Costco’s buildings are metal building system construction. Costco knows once the steel is on-site, in 60 days they can do something inside the building.

“When we ship our metal building systems, everything is there to install that building including the nuts and bolts, all the walls and all the framing. The entire building is there so you are not waiting for pieces or parts to come in. With retail stores, time is important and many retailers will specify metal buildings.”

In addition to early occupancy, early start of business and early return on investment, the labor to put up a metal building is reduced. This offers a savings of 30 percent or more over more traditional construction methods. “The reason is no components are built or ‘poured’ on-site … it really is just an assembly process,” Bruzzese says. “So you don’t need a lot of the trades that would be involved in a traditional building erection, and coordination of deliveries of different materials and scheduling work crews is infinitely easier. We would be remiss to make it sound so easy to erect a pre-engineered metal building that pretty much anyone with a crane can do it. It is important to have only a qualified erector put up a pre-engineered metal building. Safety is the first consideration, quality of the install is next and efficiency is third, and you need a certified erector to deliver all three.”

A significant advantage the metal building industry has over conventional construction is that it controls the entire envelope, making adjustments to new tougher energy and lighting standards easier. “This avoids the ‘Keystone Cops’ syndrome in conventional construction where everyone in the supply chain points at someone else for the envelope not performing,” Brooker says.

Another benefit of metal building systems is metal roofs. A metal roof can last 40 years or more, whereas a conventional flat roof will only last 10 to 15 years, then it must be replaced. Conventional roofs require substantial yearly maintenance expense, but metal roofs require no more maintenance than occasional debris removal. Once installed, a metal building system’s expansion may only involve removing an exterior wall after extensions of framing and roof structures are complete.

Greener, more sustainable

Metal building systems are ideal for sustainability and the environment as steel is the most recycled material on the planet. Recycled steel reduces mining waste by 97 percent, air pollution by 86 percent and water pollution by 76 percent. Producing steel through recycling also uses significantly less energy than conventional steelmaking.

 

The typical metal building is manufactured from at least 70 percent recycled steel. At the end of its useful life, 100 percent of a metal building can be recycled into a variety of steel products including new cars, appliances, buildings and bridges. Most manufacturers offer white paint finish options that exceed the LEED Solar Reflective Index requirement of 78 to significantly reduce cooling requirements and costs. These three factors allow a metal building to earn maximum points on LEED projects and a subsequent level of certification.

With regard to sustainability, each metal building is custom designed and engineered from the ground up, normally resulting in minimal scrap compared to conventional construction. This results in metal buildings being typically 30 percent lighter due to the highly efficient use of steel. Lighter buildings also translate to less expensive foundations.

Many metal building companies are switching to 100 percent “cool” paint systems for their roof and wall panels. Cool coatings have different color pigments that can reflect 50 percent of the heat that hits a panel back into the atmosphere. This environmentally friendly cool technology was originally developed for stealth aircraft in the U.S. Military. These coatings help generate lower environmental temperatures reducing smog and the heat island effect.

“I think the most important technologies and improvements are in the coatings,” says Bruzzese. “Not only are there now a seemingly endless array of colors, textures, etc., to choose from, but they really do hold up to weathering incredibly well. The life of a pre-engineered metal building roof is really impressive, and the high SRI finishes available today are a big advantage for keeping energy costs down.”

Lighter colors do make a significant difference in the heat gain buildup within a building itself. Cool coatings help reduce the urban heat zone and reduce cooling costs in hot summer months. “A school using cool coating pigments versus an identical school that isn’t, can save $10,000 a year in cooling costs,” Brooker says. “This is a major breakthrough. The technology has been around for eight or nine years, but we are just now starting to discover and use it.”

More and more architects, contractors and designers are discovering metal building solutions and are growing increasingly aware of its advantages. Industry insiders predict the metal buildings market to grow, thrive and ultimately reach unprecedented levels of activity.

Types of Solar Canopies:
  • Tandem “T” Design: Consists of a flat-top steel solar canopy array with a single row of center-line columns and equal length overhangs on either side. This steel solar canopy needs large concrete footings to counter-act the wind shear and uplift forces.
  • Two Post Design: The Two-Post solar canopy design consists of two rows of steel support columns supporting a single sloped solar panel array. This achieves smaller footing sizes and less wind shear because of a more stable design.
  • Single Post Semi-Cantilever: This design uses a single column line with the solar panel array hanging mostlyover one side. This is a good option for smaller spaces, or alongside other structures. This steel solar canopy needs large concrete footings to counter-act the wind shear and uplift forces.
  • Single Post Full-Cantilever:: This design uses a single column line with the solar panel array hanging entirelyover one side. This is a good option for smaller spaces, or alongside other structures. This steel solar canopy needs large concrete footings to counter-act the wind shear and uplift forces.
  • Curved Steel Tandem:Consists of tube steel bent at a radius. Can be formed into a two-sided tree which gradually bends horizontally out both sides. This steel solar canopy needs large concrete footings to counter-act the wind shear and uplift forces.
  • Curved Steel Single: This design consists of tube steel bent at a gradual radius and not attached to any other steel. It makes a 1/2 tree with the column bending right into the array support. This steel solar canopy needs large concrete footings to counter-act the wind shear and uplift forces.

What is a Metal Building System?

Many engineers (or design professionals) believe that a metal building is selected from a catalog of standard designs, based on the required size of the building. Unfortunately, national ad campaigns by “brokers” of metal building systems contribute to this misconception, and are not representative of the common industry practice that involves a transaction between a metal building manufacturer and a builder.

Most metal building manufacturers custom design a building after the order is placed, based on the applicable building code, loading conditions and serviceability requirements. Metal buildings are governed by the same building codes and material standards as other forms of construction. MBMA member companies have registered professional engineers on staff who are highly skilled and apply sound engineering principles toward the optimal design of metal building systems. In fact, MBMA members are required to be certified, which includes a very thorough independent audit of their engineering design practices. Advanced computer methods are used to help facilitate this design customization and optimization. This is also why the industry is moving away from the outdated terminology, “pre-engineered metal buildings”, in lieu of the more accurate identification of “metal building systems.”

Metal building systems have evolved over the years into assemblages of structural elements that work together as a very efficient structural system.
